Aquasia Investment Services (AIS) was established in 2024 to originate, syndicate and manage real estate credit opportunities.

Its senior team founded a successful private credit platform in 2017 to originate, manage and invest in real estate debt opportunities across Australia and New Zealand. The team joined Aquasia in late 2024 to originate deal-by-deal private credit investment opportunities for Aquasia’s managed funds and network of third-party investors.

TRACK RECORD

The team originated and managed over 50 investments totalling circa $1billion over the period from inception to 2024. Over that period, circa $700 million of loans were repaid across 43 investments in Australia and New Zealand with no losses incurred1.

INVESTMENT STRUCTURE

AIS targets senior and mezzanine loan investments which give wholesale clients an opportunity to participate as direct lender on a “deal-by-deal” basis and the ability to select loans that suit their individual investment preferences.

Each transaction is typically structured as a syndicated secured loan with a small group of lenders which may include the Aquasia Private Investment Fund.  

All securities are held by Perpetual (as independent security trustee) for the benefit of syndicate lenders.

AIS acts as loan arranger and facility agent to manage each loan until maturity.  AIS receives an upfront arranger fee and on-going loan management fee.  All other interest and fees are payable to the lenders.

Direct lending, without an intermediate fund vehicle, allows investors to structure their legal and tax affairs optimally for their individual circumstances.  For offshore investors, loans are structured to comply with the s128F interest withholding tax exemption.

INVESTMENT STRATEGY

From time to time opportunities may arise for wholesale clients to participate in syndicated secured loans originated by AIS.  A minimum participation of $2 million would apply, with loan facilities typically in the range of $15-50m for terms of 1-3 years.   

Loans may be ranked senior or mezzanine and will be secured by registered property mortgages and other security along with corporate/personal guarantees. 

AIS focuses on direct lending for real estate assets located in metropolitan and major regional centres Australia and New Zealand across a range of sectors including:

  • Residential development
  • Social real estate (disability accommodation, childcare, etc)
  • Hotel & hospitality
  • Industrial & logistics
  • Office & retail

Loan types may include construction, acquisition and bridge financing as well as asset repositioning/trade-up funding.

AIS has historically targeted opportunities with expected returns in excess of 10% pa net of fees.
